After the renovationThis summer, two adult children reached out to us for help selling their parents’ condo in Millard. Their parents were downsizing, the condo was full of decades of belongings, and it needed a lot of work. Here is how the sale went, what we found inside, and what the condo looks like now.
What the Family Needed
The family needed someone they could trust with their parents’ home. Hitting the promised closing date, and doing everything we said we would, mattered to them as much as the offer amount.
They had higher offers on the table. They chose to work with us anyway, because they trusted us to deliver.
The Condition When We Bought It
The condo needed a new roof and new HVAC. It was outdated, in disrepair, and still full of belongings. We bought it as-is, so the family did not have to fix, clean, or move anything.

Finding What Mattered Most
Because we handled the clean-out, the family could simply walk away. Before we started, they gave us a list of important items that were buried somewhere in the home.
We found every item on that list. We also found a large number of things they thought were long gone, and we returned all of it to the family before the renovation started.
The Renovation
Over about two months, we put roughly $50,000 into the condo:
- ✓New roof
- ✓New HVAC
- ✓New kitchen
- ✓New bathrooms
- ✓New flooring and paint throughout

When the work was done, we walked the family through the finished condo. Hearing how happy they were with everything, from the first call to that last walkthrough, was the most rewarding part of this deal for us.
The Risk We Took On
While we were renovating, the Omaha market slowed down. When the finished condo went up for sale, it had only two showings, and the sale did not go the way we planned.
That is the part of a cash sale most sellers never see. Once we close, the repair bills, the time, and any shift in the market are on us, not the seller. This family was already done. They had their closing date, their belongings, and nothing left to worry about.
What the Family Said
“Our family recently sold a home to James & the Omaha Homes for Cash team. From the first interaction to closing they were professional & reliable. Easy to work with too. After close, the team even helped us locate a precious family item while cleaning.”

Advice If You Are Helping a Parent Sell
Work with someone you can trust to hit your deadlines and treat your family with the respect they deserve. The price matters, but it is not the only thing that matters. Ask yourself: can you trust the person offering to buy the home? Do plenty of online research before you decide.
If you are weighing your options, see how we figure our offers and how a cash sale compares to listing with an agent.
